Inventory increased from 1,768 homes in May to 1,927 homes in June, giving buyers more options to choose from. While inventory remains 4.4% lower than June 2025, that's an improvement from May's 7.7% year-over-year decline, signaling that housing supply is gradually strengthening.


Sales Volume

Total sales volume rose from $585.7 million in May to $655.8 million in June. Although volume is still 5.9% lower than this time last year, that's an improvement over May's 9.3% year-over-year decline, reflecting increased market activity and buyer confidence.


Properties Sold

Closed sales climbed from 794 properties in May to 858 in June. Even more encouraging, June posted a 3.5% year-over-year increase, reversing May's 7.7% year-over-year decline and demonstrating that motivated buyers are continuing to move forward with purchases.


Average Days on Market

Homes spent an average of 41 days on the market, unchanged from May. However, compared to last year, homes are taking 10.8% longer to sell, up from May's 2.5% year-over-year increase, indicating that buyers have a bit more time to evaluate their options in today's market.


Average Sales Price

The average sales price increased from $738,982 in May to $763,352 in June. Year over year, prices rose 2.0%, marking a turnaround from May's slight 0.6% decline and reinforcing the continued strength of Salt Lake County home values.
