Salt Lake County Housing Market Update: July vs. August 2026

Salt Lake County’s real estate market saw a noticeable shift in August, with more homes becoming available while sales activity slowed compared to July. Here’s a closer look at how the latest numbers changed month over month and how the market compares to August of last year.

More Homes Available

Inventory increased from 2,118 homes available in July to 2,239 in August, a 5.7% month-over-month increase. Compared to August of last year, inventory was also up 10.9%.

The continued growth in available homes is giving buyers more properties to choose from and creating a more competitive environment for sellers.

Sales Activity Slowed in August

The number of properties sold declined from 719 in July to 621 in August, a decrease of 13.6% from the previous month. Sales were also down 29.5% compared to August of last year.

Total sales volume followed a similar trend, falling from approximately $598.4 million in July to $482.3 million in August, a 19.4% monthly decrease. Year over year, volume was down 17.2%.

Homes Took a Little Longer to Sell

Average days on market increased from 44 days in July to 50 days in August. While that is a relatively small shift, it shows that buyers may have a little more time to consider their options than they did earlier in the summer.

Compared to August of last year, average days on market were up 2%.

Average Sales Prices Remain Higher Than Last Year

The average sales price decreased from $834,284 in July to $775,882 in August, a 7% month-over-month decline. However, prices were still up 6.6% compared to August of last year.

That distinction is important: while August saw a pullback from July's average price, Salt Lake County home values remained higher than they were at the same time last year.

What the August Numbers Mean

August brought more options for buyers, slower sales activity, and slightly longer selling timelines. At the same time, home prices remained above last year's levels, showing that the market is still maintaining strong underlying value.

For buyers, increased inventory may provide more opportunities to compare properties and negotiate. For sellers, the increase in competition makes pricing and presentation especially important when bringing a home to market.
