The Park City real estate market showed strong improvement in June, with more homes for sale, a sharp increase in closed sales, and significantly higher sales volume compared to May. The number of homes for sale in Park City increased from 178 in May to 236 in June, giving buyers more inventory and a wider selection of properties. Although inventory remained 9.2% lower than June 2025, that's a considerable improvement from May's 19.8% year-over-year decline, indicating that housing supply is gradually increasing.


Sales Volume

Total sales volume rose from $97.9 million in May to $158.0 million in June, representing a substantial increase in overall market activity. Even more notably, sales volume was 67.6% higher than June 2025, a significant turnaround from May's 30.5% year-over-year decline, highlighting renewed confidence among luxury home buyers.


Properties Sold

Closed sales climbed from 26 properties in May to 45 in June, demonstrating stronger buyer demand across the Park City housing market. Year over year, the number of homes sold increased 32.4%, reversing May's 33.3% decline and signaling a more active summer market.


Average Days on Market

The average time it took to sell a home increased from 60 days in May to 81 days in June. Compared to last year, homes spent 50.0% more time on the market, suggesting buyers are taking a more deliberate approach while still remaining active. This trend is common in the Park City luxury real estate market, where purchasing decisions often require additional time and consideration.


Average Sales Price

The average sales price adjusted from $3,768,086 in May to $3,481,958 in June. While prices softened slightly month over month, they remained 18.5% higher than June 2025, rebounding from May's 20.6% year-over-year decline and reinforcing the long-term strength of Park City home values.
