Park City’s real estate market picked up in several areas during August, with more homes available, more properties sold, and higher sales volume compared to July. At the same time, average sales prices increased, while homes spent longer on the market. Here’s a closer look at how August compared to July and where the market stands compared to August of last year.
More Homes Available
Inventory increased from 245 homes available in July to 262 in August, a 6.9% month-over-month increase. This is also a positive shift from the year-over-year trend, with available homes up 7.8% compared to August of last year.
The increase gives buyers more properties to consider while also creating additional competition for sellers.
Sales Activity Increased
The number of properties sold rose from 39 in July to 47 in August, an increase of 20.5%. While sales activity improved from the previous month, the number of properties sold was still down 7.8% compared to August of last year.
Sales volume also increased significantly, climbing from approximately $134.3 million in July to $171.5 million in August, a 27.8% month-over-month increase. Year over year, however, total volume was down 9.4%.
Homes Spent Longer on the Market
Average days on market increased from 49 days in July to 63 days in August, a 28.6% increase from the previous month. Despite taking longer to sell compared to July, homes moved much faster than they did at the same time last year, with average days on market down 57.4% year over year.
This suggests that while activity slowed slightly from July, properties are still moving considerably faster than they were in August 2025.
Average Sales Prices Moved Higher
The average sales price increased from $3,602,773 in July to $3,996,485 in August, a 10.9% month-over-month increase. Compared to August of last year, the average sales price was also up 7.7%.
The increase reflects continued strength in Park City's luxury market and higher-value transactions during August.
What the August Numbers Mean
August brought more inventory and stronger sales activity compared to July, while home values also moved higher. Although homes took longer to sell month over month, the significant year-over-year decrease in days on market shows that well-positioned properties are still moving much faster than they were last year.
For buyers, the increase in available homes provides more opportunities to find the right property. For sellers, continued price growth and faster year-over-year selling times remain encouraging, but the increase in competition makes strategic pricing and strong presentation important.
